Major planned land-use zones in Dholera SIR. The city’s master plan broadly categorizes land into three primary zones – Residential, Industrial, and Multi-Purpose/Commercial. In the illustration above: Residential zones(highlighted in yellow) are areas earmarked for housing, schools, healthcare facilities, and daily-life amenities for citizens. Industrial zones (purple) are dedicated to factories, manufacturing units, and logistics hubs – kept separate from residential areas to minimize impact while ensuring efficient operations. Multi-Purpose zones (shades of green) refer to mixed-use and commercial areas, including the City Centre, where offices, retail markets, business parks, and civic centers will develop. Together, these zones create a balanced city: people can live in peaceful residential neighborhoods, commute quickly to workplaces in industrial or commercial areas, and enjoy leisure time in parks or shopping districts.
